Managing a strata involves mountains of paperwork, meetings, communications, and legal compliance requirements.  We handle it all—from preparing council meeting agendas and recording minutes to issuing bylaw infractions and responding to owner inquiries.

We coordinate your Annual General Meetings, maintain all required records, and help ensure your strata stays compliant with the Strata Property Act (“the Act”).  Our administrative team responds promptly to owner questions and keeps everyone informed through clear, professional communication.

What Don't We Handle?

Transparency is one of our values, and so it is important you know what you won’t be getting, even with our Full Service management:

  1. Decision making.  The Act requires Council to make decisions in the best interest of the owners.  We provide information and can implement, but the decisions are Council’s alone.
  2. Legal advice.  Although we understand the Act, we are not allowed to provide legal advice.  We will tell you if an issue requires a lawyer to protect the strata corporation.
  3. Major capital projects: Need to replace all the windows or balconies?  We absolutely can support these like we do more routine maintenance, but for an additional fee.  Learn more.

Verbal abuse – although we understand it can be deeply personal for us to manage your home, respectful behavior is mandatory.  We have a moral and legal obligation to provide a safe working environment for our employees, and so if there is an owner who is insulting or threatening, our team knows they should end the conversation.
