Full Management Service

Information Services

C&C Property Group’s employees endeavor to communicate effectively with your strata corporation, fractional interest or co-operative and will provide our clients with up-to-date, researched, professional advice by

  • being available to your strata council or board of directors as a valuable resource to assist with formulating options and recommendations
  • reviewing by-laws, rules and regulations, and common area usage
  • providing interpretation and assistance to your strata council, or board of directors with regard to by-law enforcement and other legalities as per relevant legislation
  • for strata corporations, bring to the attention of your strata council, new and proposed legislation that can affect the operation the strata corporation

Property Management

C&C Property Group’s licensed property managers facilitate the proper maintenance and repair of property and equipment professionally. We will:

  • prepare the notice for, and attend your Annual General Meeting
  • provide the agenda and record the minutes for any meetings we are contracted to attend, photocopy and distribute minutes of all of your corporation’s meetings if requested, to all registered owners and shareholders
  • contract with tradesmen on instruction from the client as necessary to carry out regular, normal maintenance of your common property, including elevators, swimming pools, saunas, boilers, landscaping etc. to ensure that the common property is maintained to the satisfaction of your Strata Council
 or Board of Directors
  • assist the Strata Council or Board of Directors with the review of employee’s wages and on-going contracts
  • recommend appropriate consultants if necessary, to prepare specifications, assist the Strata Council or Board of Directors obtain quotations and/or proposals from prospective contractors for labour and/or materials
  • provide a 24 hour emergency contact number
  • attend Meetings of your Strata Council
  • respond to any emergency arising in connection with the maintenance and operations of your strata corporation by coordinating emergency repairs/measures that should be undertaken to minimize damage and inconvenience to your strata corporation, fractional interest or co-operative
Records Management

C&C Property Group will maintain your strata corporation, fractional interest or co-operative’s records in a secure and professional manner. This includes but is not limited to:

  • a current list of all strata lot owners, current tenants and/or shareholders
  • complete files of strata plans, disclosure statement, unit entitlement and registered by-laws for strata corporations

  • collecting and depositing monthly fees including pre-authorized debit services for the collection of these fees
  • notifying owners of fees due
  • answering owners’ inquiries on assessments
  • posting of all payments to the owners record, and maintaining a payment history
  • receiving, screening, paying and filing of all invoices on behalf of the client
  • preparing monthly statements showing all receipts and disbursements for the month
  • administrating payroll for resident caretakers
  • the preparation of the corporation’s income tax returns
24 Hour Emergency Service
  • provide a 24 hour emergency contact number if requested
  • respond to any emergency arising in connection with the maintenance and operations of your strata corporation by coordinating emergency repairs/measures that should be undertaken to minimize damage and inconvenience to your strata corporation.
Placement of Insurance Coverage & Assist With Claims
